There are two developments currently proposed for land along University
Parkway north of the Lloyd Expressway and the University of Southern Indiana.
They are:
- Evansville Health Campus, proposed by Ramsey Development
Corp of Indiana, Inc., in partnership with
Trilogy Health Services, would
include a 100-resident skilled nursing and assisted living facility as well
as a 30-resident Memory Care facility. Future medical offices are also
proposed. This development would occupy a 12-acre parcel at 8530
Middle Mount Vernon Road (east of University Parkway, within sight of USI).
Ramsey Development has held at least one meeting with the neighbors.
The proposed rezoning will be heard by the Area Plan Commission on
Wednesday, February 14, 4 p.m., Civic Center room 307. The County
Commissioners are scheduled to hear the petition (assuming it is sent
forward by APC) on Tuesday, February 17, 5 p.m., Civic Center room 301.
- Majestic Place, proposed by Gene Hahn and Gene Pfeifer, involves
220 acres between Middle Mt. Vernon and Hogue Roads on the west side of
University Parkway. This development is causing major concerns
including:
- traffic issues, particularly at the ramp from the Lloyd to the
Parkway and to USI
- urban sprawl issues
- damage to existing businesses in Evansville and along the Lloyd
- negative impact on neighbors' property values
The rezoning request was approved by the Area Plan Commission in December
and was scheduled to be voted on by the County Commissioners at their
January 20 meeting. We are now told that the Commissioners will send
the project back to the Area Plan Commission, although it is currently
unclear exactly what the Area Plan Commission is going to be asked to do.
